COLLATERAL 3 Verbatim Scripts & Pitch Frameworks

Approved Partner Communication Scripts

Ready-to-use verbal scripts for Loan Officers, Builder Sales Teams, and Outbound Business Development.

Script 1 • Loan Officer to Credit-Challenged Applicant

"Based on the credit report review, there are specific items that currently prevent us from issuing an approval under our automated underwriting criteria. However, that does not mean you cannot buy a home. We work with an independent credit-improvement organization called HLP Credit Solutions. They specialize in auditing credit reports and assisting consumers with legitimate inaccuracies and utilization action plans. Participation is completely voluntary and using them does not guarantee approval, but it gives you a clear path forward. If you'd like, I can submit your information to their team so they can review your profile and give you an individualized roadmap."

Script 2 • Builder Sales Representative to Model Home Buyer

"Not being ready for financing today doesn't mean you should abandon your goal of building in this community. We provide our prospective buyers with access to HLP Credit Solutions, an independent specialist company that works with consumers on credit improvement and mortgage-readiness. They are separate from our sales office and separate from our preferred lender. Once you work through their process, our lender will perform a fresh lending evaluation so we can get your contract signed and construction underway."

Script 3 • HLP 30-Second Elevator Pitch to Executives

"HLP Credit Solutions provides the credit-readiness infrastructure for the homebuying industry. When loan officers and builders encounter buyers who want to purchase but have credit-related hurdles, instead of losing that lead, we provide an independent, compliant pathway. The consumer voluntarily enrolls, receives a personalized action plan, addresses legitimate reporting errors at transparent itemized rates ($100 per item, $15 per inquiry), and is returned directly to the originating lender when ready. We don't underwrite loans; we build the bridge so you can close them."

COLLATERAL 5 Risk-Free Enterprise Trial

The 90-Day Controlled Pilot Program Framework

How enterprise builders and mortgage lenders can test HLP Credit with zero risk, zero upfront fees, and measurable ROI.

We do not ask major mortgage institutions or homebuilders to overhaul their entire operation. We propose a 90-Day Controlled Pilot in a single branch or community division to measure consumer engagement, referral velocity, and pipeline return.

Phase 1: Setup (Days 1โ€“15)

Staff orientation, custom referral links/QR codes provisioned, and compliance disclosures approved.

Phase 2: Execution (Days 16โ€“75)

Active referrals received, itemized audits delivered, and milestone reporting communicated.

Phase 3: Review (Days 76โ€“90)

Comprehensive audit of contact rates, enrollment percentage, buyer feedback, and pipeline ROI.

COLLATERAL 6 Title & Escrow Guidelines

Closing & Settlement Payment Protocol

Compliant procedures for itemized service fees paid in connection with a residential closing.

PERMISSIBLE DISCLOSURE WORKFLOW

Approved Closing Statement Description:
"HLP Credit - Credit Improvement / Credit Report Consulting Services"
  • Services must be 100% completed and verified prior to invoicing.
  • Itemized invoice reflecting actual completed line items ($100/neg, $15/inq) must accompany the settlement packet.

We have developed a Mortgage-Ready Homebuyer Program for builders and mortgage professionals who encounter prospective buyers with credit-related obstacles.

Instead of simply losing contact with those prospects, your team can provide information about an independent credit-improvement resource.

HLP Credit handles the credit-improvement process. When appropriate, the consumer returns to their mortgage professional for a new qualification review.

We don't originate mortgages and we don't guarantee approvals or credit outcomes.

I'd like to schedule a short meeting to show you the referral workflow and discuss whether it could complement your existing homebuyer process.”
